1. Agreement to Terms

These Terms of Service (the "Agreement") govern the booking, scheduling, purchase, delivery, and use of all services and media provided by Doorstep ("we," "us," or "our"), operating from 5450 Annie Street, Unit B, Bozeman, MT 59718. By placing a booking, paying a deposit, accessing delivered media, or otherwise engaging Doorstep's services, the customer ("you" or "Client") agrees to be bound by this Agreement in full.

If you are booking on behalf of a brokerage, agency, or other organization, you represent that you have authority to bind that organization to these Terms.


2. Services

Doorstep provides professional real estate media services including, but not limited to:

  • Professional listing photography
  • Aerial photography and video (FAA Part 107 licensed)
  • Cinematic property video
  • Walkthrough reels
  • Matterport 3D virtual tours and Zillow 3D Home tours
  • Virtual staging
  • Twilight Photography
  • Property websites and marketing materials
  • Complementary 2D floor plans with every listing shoot
  • Social media reels and related content

Doorstep serves all property types including residential, commercial, vacant land, and vacation rental properties throughout Bozeman, Big Sky, and the surrounding areas of southwest Montana. Submission of a booking request does not constitute a guarantee of service. Doorstep reserves the right to request additional information before confirming any appointment.

Customers are responsible for providing accurate property information, service requirements, and access instructions at the time of booking.


3. Booking, Deposits, and Payment

3.1 Deposit Requirement

A non-refundable deposit of thirty percent (30%) of the total estimated service fee is required at the time of booking to reserve your appointment. This deposit secures your scheduled date and time and compensates Doorstep for the opportunity cost of holding that slot.


3.2 Remaining Balance

The remaining balance is due upon delivery of completed media. Doorstep reserves the right to withhold download access to delivered media until payment has been received in full. For certain clients or arrangements, alternative payment terms may be agreed upon in writing prior to the appointment.


3.3 Accepted Payment Methods

Accepted payment methods include credit card, debit card, and other methods made available through our booking platform. Customers are responsible for all approved charges including base service fees, add-ons, travel fees, and any additional services authorized during or after the appointment.


3.4 Unpaid Balances

Unpaid balances will be followed up on directly by Doorstep. While we do not assess automatic late fees, Doorstep reserves the right to suspend media access, decline future bookings, and pursue all available legal remedies for accounts that remain unpaid after reasonable follow-up. The customer agrees to reimburse Doorstep for any reasonable costs of collection, including court costs and attorneys' fees where permitted by Montana law.


4. Cancellations, Rescheduling, and No-Shows

4.1 Cancellations More Than 24 Hours in Advance

If a booking is canceled more than twenty-four (24) hours before the scheduled appointment time, the deposit will be refunded in full. No additional fee will apply.


4.2 Same-Day Cancellations

If a booking is canceled on the day of the scheduled appointment — regardless of the reason — the thirty percent (30%) deposit is forfeited and will not be refunded. This fee is a reasonable estimate of the costs incurred by Doorstep as a result of the lost appointment slot, including preparation time and foregone scheduling opportunities.


4.3 Rescheduling

Rescheduling is always permitted and encouraged over same-day cancellation. If you need to reschedule, please contact us as early as possible. Your deposit will roll over to your new appointment date. Doorstep will make every reasonable effort to accommodate your preferred reschedule date based on current availability.


4.4 Property Not Ready or Access Not Provided

If Doorstep arrives at the scheduled appointment and the property is not accessible, not sufficiently prepared, or the appointment cannot be completed due to circumstances within the client's control, the deposit may be forfeited and a new deposit may be required to rebook. Doorstep will use reasonable judgment in applying this provision and will communicate directly with the client in any such situation.


5. Travel Fees and Service Area

Doorstep is based in Bozeman, Montana and regularly serves the surrounding areas including Big Sky, Livingston, Gardiner, Ennis, Virginia City, Butte, and other communities throughout southwest Montana. Travel fees are assessed at $1.25 per mile for distances beyond Bozeman city limits, calculated based on the round-trip distance to the subject property.

Travel fees will be disclosed at or before the time of booking where the property location is known. For remote or unusually distant properties, Doorstep reserves the right to provide a custom travel quote prior to confirming the appointment.


6. Property Access and Preparation

6.1 Access

Clients are responsible for ensuring that Doorstep has clear and timely access to the property at the scheduled appointment time. If no one will be present, complete access instructions — including gate codes, lockbox codes, or other entry information — must be provided in advance through the booking platform. Doorstep is not responsible for delays, incomplete service, or additional charges resulting from inaccessible properties or inaccurate access instructions.


6.2 Property Preparation

Clients are responsible for ensuring the property is clean, staged, and camera-ready before the appointment begins. This includes interior and exterior presentation: decluttering, removing personal items, securing pets, managing vehicles, and ensuring utilities are active where relevant.

Doorstep does not move heavy, fragile, or valuable items and is not a cleaning, staging, or repair service. Minor adjustments to small items may be made at the discretion of the photographer. If the property is not sufficiently prepared upon arrival, Doorstep may proceed based on the property's current condition, reduce the scope of coverage, or recommend rescheduling. Doorstep is not responsible for reduced media quality resulting from a property that is not camera-ready.


6.3 Occupants and Pets

If any person must remain on site during the appointment, they must stay out of active shooting areas and move as directed. Pets must be secured throughout the appointment. Doorstep may require that occupants, pets, or vehicles be relocated as reasonably necessary to complete the services.


7. Scheduling, Weather, and Operational Conditions

Services that depend on outdoor or on-site conditions may be affected by weather, precipitation, lighting, wind, snow, or other environmental factors. Doorstep reserves the right to determine whether conditions are suitable for safe and effective capture.

If conditions prevent completion of all or part of the scheduled services, Doorstep may reschedule, modify scope, or complete only those portions of the property that can be reasonably captured. Where possible, Doorstep will communicate any such limitations promptly. Sky replacement — to blue sky or sunset — is included with every shoot at no additional charge and will be applied where outdoor conditions result in overcast or grey skies.

Third-party interference at the property — including contractors, inspectors, movers, or other visitors — may affect the scope and quality of capture. Doorstep is not responsible for media limitations caused by third-party activity during the appointment.


8. Drone Operations and FAA Compliance

Doorstep holds an FAA Remote Pilot Certificate under 14 CFR Part 107 and operates all drone services in compliance with applicable federal regulations. Drone services are subject to airspace restrictions, weather conditions, safety considerations, and the professional judgment of the pilot in command.

Certain flight operations, altitudes, locations, or creative concepts may not be legally or safely achievable under standard Part 107 rules. Doorstep reserves the right, in its sole discretion, to modify, limit, or decline any drone capture that would conflict with FAA requirements, safety standards, or operational constraints. No liability attaches to Doorstep for drone services that cannot be completed due to regulatory, weather, or safety limitations.

Clients are responsible for ensuring that drone operations are permitted at the subject property and for disclosing any known airspace restrictions, HOA limitations, or access constraints prior to the appointment.


9. Media Delivery

9.1 Turnaround Times

Doorstep guarantees next-business-day delivery of listing photos for all standard shoots. Photos are always prioritized and delivered first, even where other services such as video may require additional processing time. Estimated delivery timelines for other services are as follows:

  • Listing photos: Next business day — guaranteed
  • Floor plans: Within 24 hours
  • Matterport 3D tours and Zillow 3D Home tours: Within 1 business day
  • Cinematic video and walkthrough reels: 24 to 72 hours depending on complexity
  • Virtual staging and twilight conversion: Typically within 24 hours
  • Property websites: Delivered via Aryeo alongside primary media

All timelines are estimates and may be affected by order volume, weather, technical factors, or complexity. Doorstep will communicate promptly if any delay is anticipated.


9.2 Media Access and Downloads

Completed media is delivered through the Aryeo client portal. Clients are responsible for promptly downloading, reviewing, and storing their media after delivery. Doorstep is not a permanent archival storage provider. Download links and portal access may be subject to expiration or platform limitations over time, and clients are encouraged to maintain their own copies of all delivered files.


9.3 Rush Delivery

Rush delivery may be available in certain circumstances and is subject to Doorstep's production capacity at the time of the request. Rush requests must be confirmed in writing by Doorstep and may be subject to additional fees.


10. Editing, Enhancements, and Revisions

Standard editing — including exposure correction, color grading, and sky replacement — is included with all photography services. Additional post-production work such as object removal, virtual staging, twilight conversion, or advanced Photoshop editing may incur additional charges, which will be communicated before work begins. Doorstep may engage AI-assisted editing tools and industry-standard post-production software as part of its standard workflow. This allows for consistent, high-quality results with efficient turnaround.

Minor edit requests will be considered on a case-by-case basis at Doorstep's discretion. Doorstep does not guarantee reshoots but will make reasonable good-faith efforts to address legitimate quality concerns where the issue is attributable to Doorstep's performance rather than property preparation, weather, or client instructions. Clients are encouraged to communicate any concerns promptly after media delivery.

Doorstep reserves the right to decline any editing request that is misleading, inaccurate, non-compliant with MLS rules, or likely to misrepresent the property's actual condition.


11. Intellectual Property and License of Use

11.1 Ownership

Doorstep retains all copyrights and intellectual property rights in and to all photographs, videos, floor plans, 3D scans, virtual tours, edits, and other media created in the course of providing services, unless expressly agreed otherwise in a signed written agreement.


11.2 License to Client

Upon receipt of full payment, Doorstep grants the client a limited, non-exclusive, non-transferable license to use the delivered media for the following purposes:

  • Marketing the specific subject property through MLS and its syndication channels
  • Digital and print marketing materials related to the subject property
  • The client's own professional promotion of past listings and services rendered — for example, use in the client's portfolio, social media, or marketing to prospective sellers
  • Vacation rental platforms, where media was created for that purpose

This license remains in effect for as long as the client has a legitimate connection to the subject property or is promoting their own professional services using the media in the manner described above.


11.3 Restrictions

The client may not sell, transfer, sublicense, or assign the media to any third party without Doorstep's prior written consent. If a successor agent, new property owner, builder, or other party wishes to use the media, they must obtain a separate license directly from Doorstep. Secondary licensing may be available and will be subject to a fee determined by Doorstep at the time of the request.

No license is granted until the applicable invoice has been paid in full. Media associated with unpaid invoices may not be used for any purpose.


11.4 Doorstep's Portfolio Rights

Doorstep retains the right to use all delivered media for its own portfolio, website, social media, marketing, and promotional purposes. By engaging Doorstep's services, clients agree to this use unless they expressly request otherwise in writing prior to the appointment. Doorstep will not identify individual homeowners by name or publish personally identifiable information alongside property media without consent.


12. Accuracy and Visual Representation

Floor plans are provided for general marketing and reference purposes and are not legal surveys, certified measurements, or architectural documents. Virtual staging, sky replacement, twilight conversion, and other enhancements may not reflect the exact current physical condition of the property.

Clients are solely responsible for determining whether the use of any edited or enhanced media is accurate, appropriate, and compliant with applicable MLS rules, brokerage policies, advertising regulations, and disclosure obligations. Doorstep reserves the right to decline any request to alter, conceal, or misrepresent material property features.


13. Third-Party Platforms and Integrations

Certain deliverables are formatted for or depend on third-party platforms including Aryeo, Matterport, Zillow, Shopify, and others. Doorstep is not responsible for changes to third-party platform policies, display rules, hosting practices, service interruptions, or feature availability. Eligibility for third-party features and integrations is subject entirely to the requirements and availability of those platforms.

Use of media on third-party platforms does not transfer any copyright or ownership interest in the media to the platform or any other party.


14. Client Representations and Compliance

By booking Doorstep's services, the client represents and warrants that:

  • They have the legal right and authority to authorize media capture at the subject property
  • They have obtained any required permissions from property owners, tenants, HOAs, or other controlling parties
  • The property is in a condition that is safe, lawful, and suitable for the requested services
  • Any requested drone operations are permissible at the subject property
  • They will use all delivered media in compliance with applicable MLS rules, brokerage policies, advertising standards, and disclosure obligations

Clients agree to indemnify, defend, and hold harmless Doorstep, its owners, employees, contractors, and affiliates from any claims, damages, losses, or expenses arising from a breach of these representations or from the client's misuse of delivered media.


15. Service Personnel and Subcontractors

Doorstep may perform services through its own employees, independent contractors, or other engaged service providers, including photographers, editors, drone pilots, and administrative staff. As Doorstep grows, services may be performed by team members other than the company's founder. All services delivered under this Agreement are provided by or through Doorstep as the sole contracting party.

No individual team member or contractor shall be deemed a direct contracting party with the client. Unless expressly authorized by Doorstep in writing, clients may not directly engage, solicit, or retain any Doorstep team member or contractor for services that compete with or circumvent Doorstep's business.


16. Limitation of Liability

To the maximum extent permitted by applicable law, Doorstep shall not be liable for any indirect, incidental, consequential, special, or punitive damages arising from the services, media, scheduling, delays, or any use or inability to use the services or deliverables. This includes missed marketing deadlines, reduced listing performance, lost business opportunities, or unmet platform expectations.

Doorstep's total liability for any claim arising under this Agreement shall not exceed the amount actually paid by the client to Doorstep for the specific service giving rise to the claim.

Doorstep is not liable for delays or incomplete performance caused by weather, access issues, property conditions, client delay, third-party platforms, or any event beyond Doorstep's reasonable control.


17. Governing Law and Dispute Resolution

This Agreement is governed by the laws of the State of Montana, without regard to its conflict of law provisions. Any dispute arising out of or related to this Agreement or Doorstep's services shall be subject to the exclusive jurisdiction of the state courts located in Gallatin County, Montana. The client consents to personal jurisdiction in those courts.

In any legal proceeding to enforce this Agreement, the prevailing party shall be entitled to recover reasonable attorneys' fees and costs to the extent permitted by Montana law.


18. Quality Concerns

Doorstep stands behind the quality of its work. If you have a concern about the media delivered, please contact us promptly after delivery. Doorstep will make reasonable good-faith efforts to address legitimate quality concerns at its discretion. This may include minor edit corrections, selective reshoot of specific areas, or other appropriate remedies depending on the circumstances.

Quality concerns attributable to property preparation, weather, access limitations, or client instructions are not grounds for a reshoot or refund. Doorstep does not offer blanket reshoot guarantees but will always approach concerns professionally and with the goal of a positive outcome for the client.


19. Right to Refuse or Discontinue Service

Doorstep reserves the right to refuse, limit, modify, or discontinue any service at any time if conditions are unsafe, unlawful, inaccessible, or inconsistent with professional or regulatory standards. This includes declining drone operations that would violate FAA requirements, declining edit requests that would misrepresent a property, or discontinuing service at a property where safe access cannot be provided.

Doorstep shall have no liability for any refusal or discontinuation of services undertaken in good faith under this section.


20. Updates to These Terms

Doorstep may update these Terms of Service from time to time. Updates become effective upon posting to our website or upon written notice to the client. Continued use of Doorstep's services after any update constitutes acceptance of the revised terms.
